The three rate surveys
You will see different average rates from different sources, and all can be right at once:
- Mortgage News Daily: a daily index that updates each afternoon, so it reflects the market fastest.
- Freddie Mac: a weekly survey published Thursdays, smoother and slightly lagged.
- Mortgage Bankers Association: a weekly survey that also reports points.
Why your rate will differ from the average
Averages assume a strong borrower profile. Your quote depends on your credit score, loan type, down payment, loan amount, property type, and the points you choose. Use the average as a starting point, then run the calculator with your own quoted rate.
What moves rates
